Cost of a New Roof – Part 3: Warranty, Maintenance, Expected Life and Future Costs

We know that choosing between roofing companies can be intimidating, and the decision comes with a lot of questions. At Roof Authority, we started this series to answer the one we hear most often: What is the cost of a new roof?

In Part One, we walked you through how to choose the right roofers, including how to look for the proper licenses, insurance and referrals. In Part Two of our series, we weighed the differences in material cost, durability and look between material options to help you make the best choice for your needs.

In Part Three, we’ll take you through some of the long-term factors affecting your roofs value, such as replacement cost, warranty, maintenance and potential future expenses.

Warranty Options for your Roof

Despite what some contractors may tell you, all warranties are not created equal. Manufacturers’ warranties are a baseline offered by most roofers, but they are extremely limited in their coverage. They are also prorated from the start of installation, meaning your protection diminishes in value over time.

The good news? You have other options. Manufacturers can provide longer warranties — up to 50 years, non-prorated! — to customers working with certified installers. Certified installers have to pass a series of tests on proper installation practices, acceptable installation methods for each shingle type, proper flashing and ventilation, and much more.

Maintenance of your Shingle or Metal Roof

Whether you bit the bullet and replaced your roof, or you’re simply looking for ways to maximize the life of your existing roof, spending some time doing routine maintenance will save you from costly repairs and headaches down the road.

  • Regular cleaning: Loose branches, leaves and other debris (a stray Frisbee, perhaps) can accumulate on your roof, particularly during the winter. Spending a sunny, dry day removing them can help prevent mold, rot and other potential problems. It’s also important to keep the gutters clear of leaves and debris. As you’re cleaning them out, keep an eye out for granules from the shingles, which may be a sign your roof is nearing the end of its lifecycle. Gutter guards are a great option to make maintenance easier and cut down on your weekend chore list.
  • Inspections: Take a look at your roof regularly, both the interior and exterior. Look for water stains on the ceiling or walls; missing or broken shingles; shingles that are curling, buckling, or blistering; growth of moss that may indicate rot underneath; and cracked caulk or rust spots. If you don’t feel comfortable doing this yourself, semi-annual professional inspections can help answer any questions you have, as well as give you some peace of mind.
  • Pipe boots: You know those pipes that stick up from your roof? They’re in place to release methane gas from your plumbing system. The bottom part around the shingles (called the pipe boot) can be prone to leaks and the subsequent, dreaded water spot on your bathroom ceiling. Over time, heat from the sun (this is the South, after all) can cause the boot to crack and eventually leak during heavy rains. Check the pipe boot carefully for deterioration, and take a look at our tips on how to address the issue.
  • Chimneys: This one can be tricky, and a lot depends on the type of chimney you have and its location on your roof. Unfortunately, the majority of chimneys we see have not been shingled or flashed properly, which can result in leaks that are hard to detect until it’s too late. Expected Roof Life & Future Costs

You can’t calculate the total cost of your roof without considering expected life. The lifespan of your roof will depend on the material you choose at installation and the quality of your installer. You can maximize the life of your roof by choosing metal, and that extended life should be factored in to your cost calculation. Metal roofs, though more expensive up front, can last almost twice as long as a shingle roof – up to 70 years! Depending on how long you intend to own your current home, it may actually reduce the cost of your roof even though the initial investment is higher. On the other hand, traditional shingle roofs are less expensive, with many options for styles and materials. If you are in a starter home, or are planning to move in just a few years, choosing shingles may reduce the total cost of your new roof. So, what is the cost of a new roof? The answer: “It depends on your situation”

As you have learned, the cost of a new roof is a mixture of price, value and time. No matter what material you choose, there is much more to roof replacement cost than the initial installation price. The amount of time you intend to live in your current home can sometimes be the most impactful factor on the cost of your new roof. If you plan to sell your home soon, a great new roof might be the detail that helps you sell your home. If you plan to be in your home for a long time, choosing metal or a better warranty could be save you a fortune in future costs. And don’t forget, regardless of how long you plan to be in your home, choosing a certified roofing contractor is a must.
